HYM’s masterplan delineates three distinct neighborhoods, with Beachmont selected as the front door and activator for all phases of development to come. PCA’s scope of work, R3, is sited on axis with the main entry serving as an iconic destination for cultural placemaking.

R3’s corner tower activates Beachmont Square with significant anchor retail and amenity spaces connected to the outside on multiple levels, bringing people together to mingle and socialize. A bold 8-story ‘super grid’ forms a backdrop to activity on the square, adding drama with lighting for evening events.

The eye is drawn down the thoroughfare, with its bold, colorful murals, overhead catenary lighting and a row of deep retail spilling out on to the shared street through garage door storefronts. Trendy shops, music recording, broadcast and food venues draw residents and visitors down the street to parklands beyond.

A lab component, a co-working building, the Workshop, as well as a hotel add to the offerings of the R3 location.
